Don’t Fall for These Traps Before Buying Your Home

The first is bidding blindly. There’s a listed price for every home, but how do you as a buyer know what price you should offer, or if the listed price is a valid price compared to other similar homes in the neighborhood?
You can get a good idea by looking at a comparative market analysis of homes that have sold in the surrounding area. Don’t just take the seller’s word for it or throw out a blind offer—do some research, get educated, and work with a knowledgeable agent who can help you work through the process.
The next trap is avoiding undisclosed fixups. Let’s face it—you don’t want to rely 100% on the seller being honest about what they’ll disclose to you. In Arizona, most home sales will offer you a seller property disclosure statement ( or “SPUD,” as we call them). This should dictate what the seller knows about the home, but they don’t always tell the exact truth.
This is why we always recommend that you hire a professional home inspector, do as much due diligence as you need, and take any recommendations they may have for further inspections. This will ensure that by the time you move forward with the actual sale everything is okay with the property and you’ll have peace of mind.
